Two resorts, two passes
- Park City Mountain (Vail Resorts, Epic Pass): more than 7,300 acres including Canyons Village, billed as the largest ski resort in the U.S. Recent upgrades include the 10-person Sunrise Gondola at Canyons (2025) and the new Canyons Village Skyway gondola for 2026–27.
- Deer Valley (Alterra Mountain Company, Ikon Pass): skiers only, with 4,500 skiable acres for 2026–27 after its East Village expansion.
Where the ski-in/ski-out homes are
- Park City Mountain: Old Town near the Town Lift (ski back to Main Street on the Quit’N Time and Creole runs), the Park City Mountain base area, Canyons Village, and The Colony.
- Deer Valley: Snow Park (the base area about a mile from Main Street), Silver Lake Village at mid-mountain, Empire Pass, Bald Eagle (gated, in Upper Deer Valley), Deer Crest, East Village and Marcella.
What buyers should know
- No standard definition: ski-in/ski-out, ski-in and ski-adjacent are used loosely. Walk or ski the actual route, and confirm any ski easements.
- Nightly rental rules: Park City requires a city license and allows nightly rentals only where zoning permits; most of Old Town’s HRL zone prohibits them. Unincorporated Summit County requires a county license and the right zoning, and it banned short-term rentals of guest houses in 2023. HOAs can be stricter than either.
- HOA dues: ski-in properties often carry significant dues, so budget for them alongside the price.
- Pick your pass: Park City Mountain is on Epic and Deer Valley is on Ikon, so the resort your home sits on decides which pass you’ll want.
