About East Village
East Village is Deer Valley’s new eastern base area along US-40 near the Jordanelle Reservoir, in Wasatch County with Park City addresses. It’s part of the resort’s Expanded Excellence project on the former Mayflower land, developed by Extell with Deer Valley, which is owned by Alterra Mountain Company and on the Ikon Pass. Deer Valley says the resort will have 4,500 skiable acres, 209 runs and 32 lifts for the 2026–27 season.
- Open now: the Grand Hyatt Deer Valley (opened November 2024), the Keetley Express, the 10-passenger East Village Gondola and Pinyon Express (opened December 2025), and about 1,200 day-skier parking spaces.
- New for 2026–27: the Hail Peak Express, adding about 200 acres and 7 runs.
- Coming: East Village Lodge and Park Peak Lodge (targeted for 2027–28), a Four Seasons hotel and residences, a Waldorf Astoria (2028), and more than 70 shops and restaurants by 2028–29, with full build-out expected around 2030.
Homes in East Village
Options include branded residences (Grand Hyatt, Four Seasons, Waldorf Astoria), new condo projects such as Cormont, and private enclaves like Velvaere and Marcella. The master plan calls for roughly 1,700 homes and more than 800 hotel rooms over time.
What buyers and sellers should know
Expect active construction until around 2030. Much of the new terrain is lower and south-facing, so it depends more on snow; in the thin 2025–26 season, some new lifts never opened. Rental rules vary by project. East Village sits inside a state MIDA development area, so planning approvals and property-tax revenue are handled differently than in Park City proper; ask questions before you buy.
