About Empire Pass
Empire Pass sits high on Flagstaff Mountain and in Empire Canyon at the top of Deer Valley, reached by driving up Marsac Avenue (SR-224) from Old Town. It’s inside Park City limits in Summit County. When the city annexed the area in 1999, only about 147 of its roughly 1,655 acres were allowed to be developed, and the rest stays open space. Montage Deer Valley and Deer Valley’s Empire Lodge anchor the area, and the 1,500-acre Bonanza Flat open space is next door.
- Skiing: most properties ski in and out at Deer Valley (not Park City Mountain), near the Silver Strike, Northside, Lady Morgan, Empire and Ruby lifts.
- Amenities: Montage Deer Valley’s spa and restaurants, and the optional Talisker Club, whose Empire Pass clubhouse is billed as Deer Valley’s only private on-mountain ski-in/ski-out club. Membership also includes golf at Tuhaye and a Main Street club space.
- Access: Montage puts Main Street under 10 minutes away and Salt Lake City International Airport about 40 minutes.
Homes in Empire Pass
Much of Empire Pass is condos and ski lodges, including One Empire Pass, Arrowleaf, The Belles, Grand Lodge, Silver Strike Lodge and Argent. There are townhomes at Larkspur and Paintbrush, Montage residences, and custom homes and homesites in enclaves like Red Cloud, Bannerwood, Nakoma and Moonshadow.
What buyers and sellers should know
Park City’s zoning here generally allows nightly rentals, but individual HOAs can restrict them, so check each building’s rules. Expect HOA dues, plus Talisker Club dues if you join. In winter, SR-224 closes beyond Empire Pass toward Guardsman Pass and Midway, but Empire Pass itself stays reachable from Park City on Marsac Avenue.
