About Little Cottonwood Canyon

Little Cottonwood Canyon (SR-210) climbs from the southeast corner of the Salt Lake Valley to Snowbird and Alta, roughly 30 to 33 miles from Salt Lake City International Airport. It’s a dead-end road with one way in and out, which shapes everything from powder-day traffic to avalanche closures.

  • Snowbird (owned by Powdr): on the Ikon Pass (7 days shared with Alta), Ikon Base Pass (5 days) and Mountain Collective.
  • Alta (Alta Ski Lifts Co., skiers only): on the Ikon Pass (shared with Snowbird, but not Ikon Base) and Mountain Collective. The Alta-Bird pass covers both resorts.

Ski homes in the canyon

Inventory is very limited. At Snowbird, units at The Inn are individually owned, The Lodge mixes hotel rooms and condos, and Iron Blosam is sold as fixed-week timeshare. The Village at Sugarplum offers ski-in/ski-out condos between Snowbird and Alta. In the Town of Alta, incorporated in 1970, the five lodges are separately owned, and a small number of private homes sit in Grizzly Gulch and Albion Basin.

Near the canyon mouth

Most buyers who want quick canyon access look at Sandy’s east bench (including Pepperwood and the Bell Canyon area), Granite and Cottonwood Heights. Granite is unincorporated and its status is changing, with some parcels annexed into Sandy, so check the jurisdiction by address.

What buyers should know

  • Watershed rules: the canyon is part of Salt Lake City’s watershed. Dogs are banned in the canyon, even in cars, apart from a limited number of resident permits. Building and septic projects need a watershed letter from Salt Lake City Public Utilities.
  • Avalanches: more than half of SR-210 is exposed to avalanche paths. The road closes for control work, and in Alta, interlodge orders can require everyone to stay indoors.
  • Winter driving: the canyon is under Utah’s strictest traction law, so vehicles need proper tires or chains. Alta requires parking reservations on busy days.
  • Transportation: UDOT is targeting fall 2028 for expanded canyon buses, a large parking hub near the canyons and a variable winter toll. The proposed gondola is a later phase that isn’t funded and faces lawsuits.
  • Wildfire: with one road in and out, defensible space matters, and homes in high-risk wildland-urban interface areas may owe Utah’s new annual wildfire fee.

Albion Basin’s wildflowers and the Cecret Lake trail, Snowbird’s tram, mountain coaster and Oktoberfest, and the White Pine trailhead make Little Cottonwood a year-round draw. See also: Big Cottonwood Canyon ski homes, Park City ski-in/ski-out homes.
