About Pepperwood
Pepperwood is a large, guard-gated community on Sandy’s east bench at the base of the Wasatch, just south of Dimple Dell Regional Park. Its main staffed gatehouse is on Pepperwood Drive, with north gates on Dimple Dell Road. It’s in Salt Lake County, ZIP 84092, and served by Canyons School District.
- Amenities: a clubhouse, pool and spa, splash pad, tennis, pickleball, basketball and sand volleyball courts, and walking and biking paths.
- Outdoors: Dimple Dell Regional Park’s roughly 630 acres and 15+ miles of trails next door, with the Bell Canyon trailhead and Little Cottonwood Canyon close by.
- HOA: membership is mandatory and covers the gate and community amenities.

Pepperwood is custom single-family homes, mostly built from the late 1970s into the 2000s, and many have been remodeled. Lots are often half an acre or more.
What buyers and sellers should know
The Pepperwood name also shows up on neighborhoods outside the gate, like Pepperwood Creek and Pepper Dell, so confirm a home is inside the gated HOA. Homes that back onto Dimple Dell should keep up wildfire defensible space; Sandy’s fire chief warned about dry conditions there after a June 2026 brush fire.
